A "fractional" investment provides fee simple interest in a percentage of an investment vehicle. Most commonly used in real estate purchases, fractional ownership provides an opportunity for investors with smaller retirement funds to build their self-directed portfolio by purchasing a fee simple ownership interest suited to their budget.
A good example of fractional ownership is Tenants in Common (TIC), which is a creative ownership option allowing a group of investors to pool their funds to purchase an asset. This strategy is used to purchase larger properties that would otherwise be unaffordable to the average investor.
